  • AGE REQUIREMENTS- The Guest represents to the Owner that either: 1) There is at least one individual who will be an occupant of the villa during the entire term of this rental agreement who is at least 25 years of age; or 2) There is a married couple who will be occupants of the villa during the entire term of this rental agreement and at least one of the individuals is 21 years of age. Additionally, the individual signing the rental agreement represents to the Owner that he/she will be an occupant of the villa during the entire term of this rental agreement and that he/she meets the aforementioned age requirements.
  • DEPOSIT - To guarantee your reservation, 40% of the total rental is required as a deposit. This deposit must be received within 7 days of the date of booking. A written confirmation is sent to you upon receipt of your money. YOUR ENTIRE BALANCE IS DUE 45 DAYS PRIOR TO YOUR ARRIVAL DATE.
  • RATES - The rates quoted are weekly rates. Bed and bath linens, starter supply of bath soap, toilet tissue, and a departure clean are included in the weekly rate. For those spending two or more weeks, weekly maid service is optional and must be scheduled in advance. Rates are subject to change without notice (e.g. Heritage, Family Circle, and Holidays).
  • TAX - Quoted or published rates include South Carolina and local taxes.
  • ARRIVAL - Contact the owner, CHECK-IN TIME IS AFTER 4 P.M.
  • VILLA - Is equipped for basic vacation needs. Our villa is equipped with two cable televisions, heating and air conditioning, VCR, DVD, CD player/stereo, washer and dryer.
  • TELEPHONE USE- All local calls are free. All long distance calls must be made via a calling card, a collect call or billed to a third party.
  • PETS ARE NOT PERMITTED IN OUR VILLA AND/OR ON THE PREMISES. This policy will be STRICTLY ENFORCED. If you are found in violation of this policy, we reserve the right to immediately cancel your reservation and occupancy of the villa. Additionally, Guest will forfeit all money for the balance of their stay and incur a minimum additional penalty of $250 against their security deposit.
  • PROHIBITED VEHICLES- Trailers, motor homes, motorcycles and/or recreational vehicles are prohibited in Plantation.
  • CANCELLATION POLICY- For refunds of money, cancellations must be in writing and received 60 days prior to the arrival date for villas. Monthly winter rentals require cancellation to be 90 days prior to the arrival date for a refund. Any cancellation within these time periods constitutes forfeiture of your 40% deposit monies unless the unit is re-rented for the same rental period at the same rental rate. Changes in your dates must occur PRIOR TO the cancellation period. All cancellations are charged a $50 administration fee.
  • NO REFUNDS FOR EARLY CHECK OUTS OR NO SHOWS- Guest agrees that once they have checked into the property, no refund will be made for early check outs. If Guest does not cancel the reservation and does not arrive for the Guest's rental period, all monies paid will be forfeited.
  • LINENS AND TOWELS ARE NOT PROVIDED FOR SLEEP SOFAS.
  • SECURITY DEPOSIT- A security deposit is required on all rentals. In lieu of a cash deposit, a major credit card will be acceptable. The amount of a cash deposit is 25% of the rental price for the villa or a minimum of $500, whichever is greater.
  • RETURN CHECKS- A $25.00 service charge will be levied for any returned checks.
  • OCCUPANCY- The Guest agrees not to exceed the maximum number of occupants specified in the description on the confirmation or lease agreement for the villa. The Owner agrees that children who sleep in cribs are not included in the occupancy count.
  • USE- Any use of the villa other than residential use during a family vacation is prohibited. THE GUEST AGREES TO HAVE NO HOUSE , SORORITY OR FRATERNITY PARTIES. If the villa is to be used for any event such as weddings, receptions, "parties" or large gatherings, the Guest agrees to submit a request for approval to the Owner and adhere to the Owner's determination on that request. If the Owner approves the event, the Guest may be required to pay an additional deposit. If the Guest misrepresents an event to the Owner (said misrepresentation to be determined by the Owner), the Guest agrees that the Owner may refuse occupancy or have the villa vacated and that the Guest will not be entitled to any refund.
  • HURRICANE REFUND POLICY- In the event of a MANDATORY EVACUATION, guest will be refunded for only the night(s) the Island is under a mandatory evacuation and/or martial law. To receive a refund for mandatory evacuated night(s), guest will be required to present Owner with proof / receipt of off island accommodations.
  • LEASEHOLDERS RESPONSIBILITIES- While there may be numerous occupants in a given villa, only the reserving party is required to sign the lease. The Owner will hold the signing lessee responsible for the payment, security deposit and all other leaseholder responsibilities enumerated in the lease.
  • EQUIPMENT RENTALS - If requested in advance, bicycles, cribs and high chairs can be rented on a per week basis. Charges for these items are additional. Linens are not provided for cribs.
